Stilt House - Treehouses in United Kingdom

    Stilt House

Stilt House at Dod Mill is a larch-clad cabin on stilts wedged between a mill pond and the Boondreigh River in the Scottish Borders, reached by a wooden walkway that sets the tone immediately. Converted from an artist's studio in 2020, its triple-aspect windows frame water, sky and trees from an open-plan interior anchored by an Esse Bakeheart wood-burning stove. A separate shower block sits roughly thirty metres away across open ground.

Stilt House at Dod Mill occupies a quietly extraordinary position in the Scottish Borders. Wedged between a mill pond and the Boondreigh River outside Lauder, it sits above the ground on stilts, wrapped in larch cladding, with water catching light on two sides. Arriving means crossing a wooden walkway. That approach alone signals that something different is waiting.

The cabin began life as an artist's studio, and that origin still shapes its character. A 2020 renovation transformed the space into a guest retreat without erasing the sense of a place designed for looking, thinking and being still. Triple-aspect windows pull in sky, reflected water and overhanging trees from almost every angle. The interior feels considered rather than decorated — light-filled and honest in its materials.

Inside, one open room holds everything: a bed dressed in crisp white linen, a sitting area, a compact kitchen, and a sofa bed for a second guest. The centrepiece is an Esse Bakeheart wood-burning stove, which handles heat, cooking and slow roasting in equal measure. A small electric hob offers backup for simpler meals. Winter stays suit the stove particularly well — there is real pleasure in cooking by firelight when frost sits on the river. Come summer, an outdoor firepit shifts the cooking ritual outside, and long Scottish evenings give it plenty of time to breathe.

One honest note about the bathroom: it sits in a separate building around 30 metres from the cabin. You walk there under open sky. It offers a proper shower, toilet and towels — nothing is roughing it, but the short outdoor crossing does keep the spirit of an elevated camping experience intact. The cabin itself has electricity, USB points and good lighting throughout. There is no WiFi, though 3G and 4G signals reach parts of the property.

The surrounding five acres belong to a smallholding with an orchard, wandering sheep and woodland paths threading through the grounds. A small bridge crosses the Boondreigh and connects to trails that lead toward the Lammermuir Hills. Ducks pass at dawn. The quiet that settles after dusk here is the kind that actually allows sleep. Stilt House suits couples above all, but the sofa bed gives it flexibility for a pair of close friends travelling together.

Spring and summer — roughly April through August — bring mild temperatures and long days well suited to the elevated deck and outdoor fire. Autumn softens the light and cools the evenings without closing the property down. Winter guests get the stove at its most useful and the landscape at its most elemental.

Getting here by car is the most practical approach. The property sits in open countryside outside Lauder, and the gap between town and the mill means most guests arrive under their own steam. For those travelling without a car, bus services 51 and 61A serve stops in Lauder, with St Leonards Road End approximately 3.6 km from the property. Lauder Barns is a further option at around 4.2 km. Both stops are in Lauder itself, so onward transport to the mill would need arranging separately.

Stilt House is the kind of place that does not need to perform. The river does the talking, the stove holds the warmth, and the windows frame a view that shifts with every hour of daylight. For anyone who wants genuine nature immersion — a real landscape, a real fire, a real night's sleep — this cabin earns its place on the shortlist.

    Frequently Asked Questions

Q: Is the bathroom inside the cabin?
A: No — the shower, toilet and towels are in a separate building roughly 30 metres from the cabin. You walk there under open sky. Everything inside is fully functional; it simply means a short outdoor crossing, which is part of the experience rather than a compromise.

Q: When is the best time to visit Stilt House?
A: April through August makes the most of the elevated deck and long Scottish evenings, with mild temperatures well suited to outdoor cooking at the firepit. Autumn brings softer light and cooler air that pair naturally with the wood-burning stove indoors. Winter is quiet and elemental — ideal for guests who specifically want that stillness.

Q: Is there WiFi at the cabin?
A: There is no WiFi at Stilt House. A 3G or 4G mobile signal tends to reach parts of the property, but guests should expect this to be a genuine off-grid stay rather than a remote-working base.

Q: How many guests can Stilt House accommodate?
A: The cabin suits couples best. A sofa bed alongside the main double gives it flexibility for two close friends travelling together, making the total capacity two guests.

Q: Do guests need a car to reach Stilt House?
A: The property sits in open countryside outside Lauder in the Scottish Borders, and arriving by car is the most practical approach. Check the host's joining instructions for specific directions before your stay.
